Terms & Conditions

Effective date: 18th August 2026

These Terms & Conditions apply to all bookings and stays at Mzima House, operated by Kingfisher Ltd., registered in Zanzibar, Tanzania. By confirming a reservation, guests agree to the terms outlined below.

  1. Cancellation Policy

Low & High Season

  • 31 days or more before arrival: No charge

  • 15–30 days before arrival: 50% cancellation fee

  • 0–14 days before arrival: 100% cancellation fee

Peak Season

  • 61 days or more before arrival: No charge

  • 31–60 days before arrival: 50% cancellation fee

  • 0–30 days before arrival: 100% cancellation fee

All cancellations must be made in writing.

  1. What’s Included

Every stay is offered on a full-board basis, with all meals, water, soft drinks, beer and house wine included

  1. Prices & Taxes

  • Government fees are subject to change without notice.

  • The Zanzibar Infrastructure Tax is charged separately at $5 per person, per night.

  • East African residents receive 20% off the published rates.

  • Rates are subject to change at the discretion of Kingfisher Ltd’s board of directors. In-season rate changes will be avoided unless unavoidable.

  1. Payment Terms and Check-in / Check-out

  • A 25% deposit is required to confirm all reservations.

  • Full payment is required 30 days prior to check-in (low and high season) or 60 days prior (peak season).

  • Check-in: 14:00 | Check-out: 11:00

  • Early check-in or late check-out is subject to availability and may incur a charge.

  1. Accessibility or Special Needs

Due to the natural design of the hotel and its terrain, accessibility may be limited for guests with mobility challenges. Please contact us in advance to discuss any specific needs — we’ll do our best to accommodate.

  1. Dispute Resolution / Issues

We are committed to resolving guest concerns promptly and respectfully. If any issue arises, please contact lodge management directly during your stay. 

  1. Use of Personal Information

We collect and use personal information solely for booking, guest services, and internal communications. Your data will not be shared with third parties except where legally required or necessary to deliver a requested service (e.g., airport transfers).

  1. Liability

Kingfisher Ltd. is not liable for loss, damage, or theft of personal property, or for injuries sustained during activities. All guests participate in excursions at their own risk.

  1. Force Majeure

Kingfisher Ltd. shall not be held liable for any failure or delay in performance due to causes beyond our reasonable control, including but not limited to: natural disasters, acts of government, airline schedule changes, or political unrest.

  1. Third Party Rights

This agreement is between the guest and Kingfisher Ltd. No other person shall have any rights under these terms.

  1. Waiver

Failure by Kingfisher Ltd. to enforce any part of these terms does not constitute a waiver of the right to do so in the future.

  1. Governing Law

These Terms & Conditions are governed by the laws of Zanzibar and the United Republic of Tanzania. Kingfisher Ltd. is registered in Zanzibar, and any disputes that cannot be resolved directly with lodge management shall be subject to the exclusive jurisdiction of the courts of Zanzibar.

  1. Severance

If any provision in these terms is found to be unlawful or unenforceable, the remaining terms shall continue in full force and effect.
